A rental portion can offer the space a family needs without taking an entire house, but the arrangement depends on more than bedrooms and asking rent. The gate, staircase, water supply and electricity bill may connect your household to another in ways that are not obvious from photographs.
For a portion in DHA Lahore, make the viewing a test of how two households will share one building. The aim is to leave with a clear description of the space, costs and responsibilities you are agreeing to, rather than a collection of verbal assurances.
Trace the boundary of your rented space
Start at the street and walk the exact route to the portion. Establish which gate, driveway, staircase and entrance you will use. Check whether anyone must pass through your living area to reach another floor, a store or the roof. “Separate entrance” should describe the whole route, not simply a second front door.
Ask which areas are exclusively yours and which remain shared. Include the terrace, roof, laundry space, lawn, store and parking area. If a room shown during the viewing is excluded, record that clearly. A simple annotated floor sketch can help both sides review the same arrangement.
Try the route with your household in mind. Consider carrying groceries, moving furniture and helping an older relative use the stairs. Check lighting, handrails and unobstructed access. Ask about keys and access for repairs, including how visits will be arranged.
Make utility sharing understandable before agreeing the rent
Ask to see recent electricity, gas and water bills and identify the supplies serving the portion. Have the owner explain whether each service has a separately billed connection, an internal submeter or a shared allocation. A device described as a “separate meter” needs an explanation of who issues the bill and how payment is calculated.
For a shared arrangement, request a worked example using an actual recent bill. Establish how fixed charges, adjustments, common-area lighting and shared pumps will be divided. Agree how readings will be recorded and how both households can inspect the calculation. Do not accept an unexplained percentage merely because a previous tenant used it.
Ask about water storage, pump controls and access if the supply fails. If backup power or solar electricity is offered, establish which circuits it serves and what costs are included. Do not assume an installed system supplies your portion.
Record opening readings and existing unpaid balances at handover. Your agreement should make responsibility for earlier bills clear.
Test privacy and everyday use inside the building
Spend a few quiet minutes in the bedrooms and work area. Listen for footsteps, pumps, doors and conversation from adjoining spaces. A short viewing cannot establish every noise pattern, so ask to return when the building is normally occupied.
Discuss practical routines: parking positions, deliveries, refuse storage, laundry and use of shared outdoor space. If one vehicle blocks another, agree how access will work without depending on someone always being at home. Ask where an internet connection can enter and whether installation needs permission.
Check daylight, ventilation and visible damp. With permission, test taps, drainage and door locks. Record defects instead of relying on a promise that everything will be fixed before moving day. Where a problem needs technical assessment, arrange a qualified inspection rather than trying to diagnose concealed wiring or plumbing yourself.
Turn promises into a handover checklist
Compare portions using the same questions. A slightly lower asking rent can be less useful if shared costs and repair responsibilities remain uncertain.
| Item | What to record before handover |
|---|---|
| Private and shared space | Rooms, access route, roof use and storage |
| Parking | Allocated position and arrangements for access |
| Utilities | Connection details, readings and allocation method |
| Existing condition | Dated photographs and agreed repair list |
| Payments | Rent, deposit, advance, due dates and receipts |
| Ongoing maintenance | Contact person and process for reporting faults |
Put agreed repairs, completion dates and responsibility for costs into the written paperwork. Also clarify the tenancy term, proposed rent changes, notice arrangements and deposit return process. Have a qualified adviser review terms that are unclear; a viewing checklist does not settle the legal effect of an agreement.
Complete the move-in paperwork
Official Lahore Police guidance, checked on 29 October 2026, describes tenant registration through the relevant police station or a Police Khidmat Markaz. Its document list includes owner and tenant CNICs, the rent agreement, an affidavit and a tenant photograph. Confirm the current requirements and who will submit the information, then retain the registration acknowledgement.
DHA Lahore separately publishes security forms covering resident vehicles, domestic staff and daily visitors. Ask its Security Branch which procedures apply to your household. Do not treat a vehicle sticker or an agent’s assurance as evidence that every move-in formality is complete.
Open Listings on Nava Estate to compare rental options, then use Contact to share your preferred phase, bedroom needs, parking requirement and budget. Include whether independent access and separately billed utilities are essential. That makes the shortlist more useful before you arrange the next viewing.
