The UAE advantage: see it yourself
From Dubai, Sharjah, or Abu Dhabi you can treat a DHA purchase almost like a local one. Direct flights reach Lahore, Multan, Islamabad, Peshawar, and Quetta in under three and a half hours, so serious buyers fly in for a weekend: plot visit Saturday morning, DHA office verification in person, dealer meetings in the afternoon, family dinner, return Sunday. Our visit service plans exactly this itinerary — viewings booked before you land, a car arranged, and the file sheet printed for the phases you shortlisted.
If you'd rather not travel: POA from the consulate
The Pakistan Consulate General in Dubai and the Embassy in Abu Dhabi both execute the Special Power of Attorney that lets a relative in Pakistan complete the purchase for you. Sign with your NICOP, courier the document for attestation in Pakistan, and your attorney handles the bayana and biometric transfer at DHA. Many UAE buyers mix the two routes — POA for the paperwork, one short flight for the final look before committing.
Dirhams to rupees, documented
Remit through banking channels in your own name — a transfer from your UAE bank or exchange house of record into Pakistan, or a Roshan Digital Account opened online from the UAE. The AED's dollar peg means your buying power in rupees tracks the dollar's, which UAE buyers have historically used to their advantage on rupee dips. The documented trail is not bureaucracy; it is what makes the asset provably yours at transfer, with the tax authorities, and at resale.
- Exchange-house cash transfers in someone else's name are the most common mistake made from the Gulf — the rate saving is not worth an undocumented purchase.
- Pay the seller by banker's draft or pay order at the transfer office, never cash at a dealership.
- Keep remittance slips with your property papers; they are your investment record.
What Gulf buyers typically choose
UAE money is the fastest-moving in the DHA file market: allocation files in Phase 9 Prism, Phase 10, and Phase 13 bought on the sheet and sold on the sheet, sometimes within the year. Longer-term Gulf families buy 10 marla and 1 kanal possession plots in Phases 6 through 8 to build on before an eventual return, and ready houses in Phase 5 and 6 for family living in Lahore now. If your horizon is short, buy the liquid instrument — files in actively trading phases — not a far corner plot that needs a special buyer.
