Buying in DHA Lahore while living in the UK involves two separate questions: who may act for you, and which documents DHA needs to complete your particular transaction. Arranging an attestation appointment before resolving those questions can mean preparing the wrong paperwork.

This checklist is for UK-based buyers planning their documents. It reflects official guidance checked on 28 October 2026, but your identity documents, ownership arrangement and property can change the requirements. Have the proposed authority reviewed by a qualified Pakistani property lawyer and confirm the transaction route with DHA before signing.

Start with the buyer’s route, not a generic power of attorney

DHA Lahore lists a purchaser-abroad procedure separately from its seller-abroad procedure. Its purchaser checklist includes identity copies for the purchaser and authority holder, a paid fee challan, a notarised authority letter and a purchaser undertaking. Obtain the current forms and confirm precisely what your representative may submit, sign or collect.

There is another important distinction: DHA’s published Special Power of Attorney service is described as construction only, with cancellation required before transfer. Do not assume that a document previously used to supervise a building project authorises its purchase or sale.

Tell DHA whether you are buying, selling, collecting documents or arranging construction. Ask for the applicable document set for that exact purpose. An agent’s description of everything as “PoA work” is not sufficiently precise.

Define the authority before arranging signatures

Give your lawyer a short written brief: the exact property, the proposed transaction, the representative’s identity and the tasks you want delegated. Ask the lawyer to explain every proposed power in ordinary language, including any authority concerning payments, possession, further delegation or collection of original documents.

Check names and identity numbers against the actual documents, not a messaging-app contact name. Compare the phase, sector or block, plot number and property description with the verified record. Resolve discrepancies before producing the final version.

Keep a numbered copy of the agreed draft and identify who approved it. If wording changes after review, send the revised document back for checking. Avoid signing blank pages or allowing missing transaction details to be completed later without your review.

Match the UK attestation route to your circumstances

For Pakistani or dual nationals holding a valid Pakistani passport or NADRA card, the Pakistan High Commission in London’s in-person guidance for personal documents requires an appointment, attendance by the executant, two passport photographs, original valid identification with a copy, and unsigned originals with photocopies. Signing takes place before the official.

Different requirements apply to British nationals and people without valid Pakistani identity documentation, including legalisation requirements. Confirm the category that applies to you and the instructions of the mission handling your application. Do not treat one family member’s previous appointment as a complete checklist for everyone.

A digital application is also an option to investigate. London’s digital guidance requires original signatures and thumb impressions on the document, a fresh photograph, and matching witness identity details, signatures and thumb impressions. It rejects electronic substitutes for those signatures and impressions. Online submission does not mean an entirely electronic document. Follow the current portal process and confirm that the resulting document suits DHA’s requirements.

Plan the Pakistan-side steps and document handover

The High Commission states a four-month deadline for registration of an attested power of attorney with the relevant authority in Pakistan. Ask your lawyer which registration and verification steps apply, when the deadline starts in your case, and who will complete each step. Do not interpret that notice as a promise that a transfer will finish within four months.

Make the handover traceable. Keep scans before dispatch, use tracked delivery for originals and obtain written acknowledgement from the recipient. Record where each original is held and which document will be returned or surrendered.

Keep transfer readiness separate from attestation

An attested document is only one part of preparation. DHA describes NDC clearance as addressing outstanding objections and dues before transfer. Ask who is responsible for obtaining clearance, answering objections and confirming the next appointment.

Maintain a single progress sheet with the task, responsible person, evidence received and next action. Do not release money merely because someone sends a photograph of an attestation stamp; agree payment safeguards with your adviser and verify the property independently.

Open Overseas on Nava Estate to organise your enquiry, or use Contact with your phase, property type and buying stage. Share sensitive identity documents only through an agreed secure channel. A precise document plan gives your UK appointment and your representative’s Lahore visit a clearer purpose.
