The consulate power of attorney, coast to coast
The standard route is a Special Power of Attorney executed before a consular officer at the Pakistan Embassy in Washington, D.C., or at the consulates in New York, Chicago, Houston, or Los Angeles. You sign with your NICOP, the document travels to Pakistan for attestation, and your appointed relative then acts for you at the DHA transfer office — verification, bayana, and biometric transfer day.
Appointments at the busier consulates can take weeks to get; book the consulate step first and let the property search run in parallel, not the other way round.
Moving dollars to Pakistan cleanly
Remit through banking channels in your own name — a wire from your US bank or a Roshan Digital Account (RDA), which major Pakistani banks let US residents open online. The dollar's strength against the rupee has historically been a tailwind for American buyers, but the real reason for a clean trail is protection: it ties the asset to you, satisfies Pakistani requirements at transfer, and keeps your options open when you sell.
- Wire to the seller or through the transaction's documented path — never to a dealer's personal account.
- If a relative fronts any part of the payment in Pakistan, paper it properly; informal family arrangements are the most common source of later disputes.
- Keep remittance records with your deed file in the US.
A note on US reporting
US persons are taxed on worldwide income, so rent from a Pakistani property is reportable to the IRS, and foreign financial accounts above thresholds can trigger FBAR and related filings — a Roshan Digital Account may fall in scope. Direct ownership of foreign real estate itself is generally not a reportable foreign financial asset, but the lines are technical. One conversation with a CPA who handles overseas assets is cheap insurance. We are a property desk, not tax advisers.
What US buyers typically choose
Long-horizon dollar investors dominate the file market from the US: allocation files in DHA Lahore Phase 9 Prism, Phase 10, and Phase 13 bought and held for years. Families planning retirement or extended stays buy possession plots in Phases 6 through 8, or houses in Phase 5 and 6 for parents to live in now. Because flights home are long and rare, US buyers lean harder on verification-by-proxy — which is exactly what the power of attorney, the DHA counter check, and our photo and video walkthroughs are for.
