Approved & Legal Housing Societies
Thousands of families lose savings every year to schemes that were never approved. The protection is simple: before any token money, confirm the society — and the exact phase your plot sits in — on the development authority's own list. This page gives you every official list, the societies we see verified most often, and the warning signs of an illegal scheme.
A famous brand can have one fully approved sector and an unapproved extension sold under the same billboard. Never accept "the society is approved" — verify that your plot's phase and block appear on the authority's current list, and match the approval letter's number to the plot file.
Verify with the authority — official lists
Every region has its own approving authority. These are the official sources — each publishes approved lists, and most also publish illegal-scheme lists.
Publishes a list of approved private housing schemes (250+) and a separate list of illegal schemes. Both are updated as schemes are approved, regularised or sealed.
Official website ↗Maintains approved and illegal scheme lists online and advises buyers to verify on its website before paying anything.
Official website ↗Lists societies with and without NOC. Dozens of Islamabad schemes market plots without a CDA NOC — always check the current list.
Official website ↗Approves building plans and schemes in Sindh alongside the Malir and Lyari development authorities.
Official website ↗Covers towns where no city development authority exists; district TMAs also approve small schemes.

Red flags of an illegal scheme
- !The society can't show its approval letter or NOC number, or shows one for a different phase than the plot being sold.
- !Prices well below every comparable society nearby — unapproved land is cheap for a reason.
- !Bookings only through 'files' with no plot numbers, no approved layout plan (LOP) on display, and pressure to pay cash today.
- !The scheme's name closely imitates a famous brand (lookalike names are a classic trap).
- !Development charges demanded before the scheme appears on the authority's approved list.
- !The land is still agricultural in the revenue record, or the society can't show land-ownership (fard) documents.
Why it matters
An unapproved plot can't get a legal building permit, utility connections come late or never, banks won't finance it, and when the authority moves against the scheme, it's the buyers who lose. Approved land costs more for the same reason it resells easily: the paper is clean.
It's also why DHA commands a premium — a federal-framework authority, title by transfer letter, and a documented process end to end. If you're weighing a society plot against a DHA file, compare the paper, not just the price.
This page is general information, not legal advice. Approval statuses are set by the authorities and change without notice; the lists above were last reviewed in October 2026. Always confirm the current status of the exact phase and plot with the relevant authority — or ask our desk to check it with you — before paying anything.
